Parys Apartments – Booking, Cancellation and Accommodation Terms & Conditions

§1. Apartment Reservations

1. Reservations can be made through the website www.parysapartments.eu or by contacting Parys Apartments directly.

2. When making a reservation, guests must provide accurate and complete personal and contact information, including the number of guests and the intended dates of stay.

3. Parys Apartments shall not be liable for problems resulting from incorrect or incomplete information provided by the guest, unless such problems are attributable to Parys Apartments.

4. A reservation is confirmed once Parys Apartments has received either a 30% advance payment or full payment (100%) of the total accommodation price and has sent the guest a booking confirmation.

5. Submitting a reservation form or sending an email without making the required payment does not guarantee the availability or reservation of the selected dates.

6. Making a reservation requires the guest to read and accept these Terms & Conditions.

§2. Prices and Payments

1. All prices are quoted in euros (EUR).

2. The total price of the stay is presented to the guest before the reservation and payment are completed.

3. Guests may confirm their reservation by choosing one of the following payment options:

   • An advance payment of 30% of the total accommodation price.

   • Full payment of 100% of the total accommodation price.

4. If the guest chooses the 30% advance payment option, the remaining 70% must be paid no later than 30 calendar days before the scheduled arrival date.

5. Reservations made less than 30 days before arrival require full payment (100%) at the time of booking.

6. If the remaining balance is not paid by the due date, Parys Apartments may request payment of the outstanding amount, allowing an additional 48 hours to settle the balance.

7. If the outstanding balance remains unpaid after this additional period, Parys Apartments may cancel the reservation. Any payments already received will be handled in accordance with the cancellation policy set out in §3.

8. Available payment methods include secure online payments processed through Stripe and traditional bank transfers.

9. Mandatory local charges, including the Greek Climate Resilience Fee, are included in the total booking cost presented for direct reservations, in accordance with applicable requirements for separate documentation and reporting.

10. Parys Apartments does not store guests' full payment card details.

§3. Cancellation by the Guest

1. Cancellation at least 30 days before the scheduled arrival date: 100% refund of the amount paid for accommodation.

2. Cancellation between 29 and 14 days before the scheduled arrival date: 50% refund of the amount actually paid for accommodation.

3. Cancellation less than 14 days before the scheduled arrival date: No refund of accommodation payments already made.

4. In the event of a no-show, payments already made for the reservation are non-refundable.

5. If a guest leaves before the scheduled departure date, they are not automatically entitled to a refund for unused nights.

6. Cancellation requests must be sent to contact@parysapartments.eu.

7. The cancellation date and time shall be determined by when Parys Apartments receives the cancellation notice, based on the local time in Greece.

8. Cancellation periods are calculated in calendar days in relation to the scheduled arrival date.

9. These cancellation conditions do not limit any rights granted to guests under mandatory applicable laws.

§4. Refunds

1. Eligible refunds will be processed through Stripe or by bank transfer, generally using the same payment method originally used for the reservation.

2. Refunds will be initiated without undue delay and no later than 14 calendar days after receipt of a valid cancellation notice and determination of the refundable amount, subject to any shorter deadlines required by applicable law.

3. The time required for refunded funds to appear in the guest's account depends on the bank or payment service provider.

4. If a bank transfer fails due to incorrect banking details provided by the guest, Parys Apartments will take reasonable steps to resolve the matter.

§5. Changes to Reservation Dates

1. Changes to reservation dates are possible by agreement with Parys Apartments and are subject to apartment availability.

2. Requests to change reservation dates submitted at least 30 days before the scheduled arrival date are not subject to an additional administrative fee.

3. If the new dates are more expensive, the guest must pay the price difference.

4. If the new dates are less expensive, any price difference will be settled according to an individual agreement.

5. Changes requested less than 30 days before arrival will be considered individually and may be subject to the cancellation policy.

6. New reservation dates become binding once they have been confirmed in writing by Parys Apartments.

§6. Check-in and Check-out

1. Check-in is available from 4:00 PM (16:00).

2. Check-out must be completed by 11:00 AM (11:00).

3. Early check-in or late check-out is possible only by prior arrangement and is subject to apartment availability.

4. Guests will receive instructions for accessing the apartment before their arrival.

§7. Number of Guests

1. The apartment accommodates a maximum of 6 guests, including children, unless Parys Apartments expressly confirms different arrangements for an infant using a travel cot.

2. The number of people staying in the apartment must correspond to the confirmed reservation.

3. Parties, celebrations and other events are prohibited without prior permission from Parys Apartments.

4. Overnight stays by persons not included in the reservation require prior approval from Parys Apartments.

§8. House Rules

1. Guests must respect the apartment, its furnishings, the shared areas of the residential complex and the peace and privacy of other residents.

2. Smoking, including the use of electronic cigarettes and vaping devices, is prohibited inside the apartment.

3. Use of the shared swimming pool is subject to the rules applicable within the residential complex.

4. Children must be appropriately supervised by adults, particularly near the swimming pool, balconies, stairs and rooftop terrace.

5. Guests are prohibited from interfering with electrical installations, safety devices and the apartment's technical equipment.

6. Any malfunctions, damage or incidents that could pose a safety risk must be reported to Parys Apartments without delay.

7. Guests must comply with applicable laws and safety regulations.

§9. Damage and Liability

1. Guests are responsible for damage caused by themselves or persons included in their reservation, in accordance with applicable law.

2. If damage is discovered, Parys Apartments will provide documentation of the incident and an explanation of the relevant repair or replacement costs.

3. Normal wear and tear resulting from proper use of the apartment and its furnishings shall not be considered damage.

4. Claims relating to property damage will be assessed individually, taking into account the circumstances of the incident and applicable legal provisions.

§10. Cancellation by Parys Apartments

1. In exceptional circumstances that make it impossible to provide the apartment, Parys Apartments will inform the guest without undue delay.

2. If the stay cannot be provided, Parys Apartments will refund payments relating to the accommodation services that cannot be delivered, without prejudice to any other rights the guest may have under applicable law.

3. In the event of natural disasters, extreme weather conditions or other extraordinary circumstances beyond the control of the parties, the performance of the agreement and any applicable refunds will be assessed in light of the actual possibility of providing the accommodation and applicable law.

4. These provisions do not exclude or limit any consumer rights arising under mandatory applicable laws.

§11. Complaints and Contact

1. Guests should report any problems relating to their stay as soon as possible so that Parys Apartments can address them promptly.

2. Complaints and enquiries may be sent to contact@parysapartments.eu.

3. Complaints should include the reservation details, a description of the problem and, where possible, supporting documentation.

4. Parys Apartments will review complaints individually, taking into account the circumstances of the case and applicable legal requirements.

§12. Final Provisions

1. These Terms & Conditions apply to reservations made directly through www.parysapartments.eu or through direct communication with Parys Apartments.

2. Reservations made through third-party booking platforms may be subject to the terms and conditions accepted when booking through those platforms.

3. Matters not expressly covered by these Terms & Conditions shall be governed by applicable Greek law, subject to mandatory consumer protection provisions.

4. Guests' personal data will be processed in accordance with the separate Privacy Policy.

5. These Terms & Conditions are available in Polish, English and German. All language versions should contain equivalent booking and accommodation conditions.
